Property Inspection Reports comprise of a visual inspection of the property including structural defects (if any) the report shall also clarify if the building has or has not complied with the Building Regulations at the time of construction, a visual survey of the services including effluent treatment system etc.


Planning History & Compliance

The Planning history and compliance relating to a property refers to whether or not the planning conditions (including the drawings submitted with the planning application) have been complied with. These conditions are attached to ensure that the development is completed in accordance with the permitted development. If the conditions attached to a planning permission are not complied with the development itself is considered unauthorised and the owner of the development is susceptible to enforcement actions on behalf of the Council.


Boundary Inspection Report

When purchasing a property it is important to clarify that the boundaries on the ground generally correspond with the boundaries as outlined in the landholding Map and that any associated Right of Ways, Wayleaves for Servies etc. are registered with the property in sale.

Schedules of Outstanding Works (Snag List)

pre-purchase property inspections are carried out on second hand properties, a snag list is carried out on newly built property. A snag list is a fully comprehensive list of items that a builder has not completed correctly and defective work that needs to be rectified / repaired, to complete the property to Current Building Regulations.

The property is visually inspected in detail, both internally and externally and a snag list is compiled and issued to the client prior to completion of the purchase of the property. If requested we can carry out a additional visual inspections to confirm that all works identified have been carried out satisfactorily.

Building Control Search

By law, if you are carrying out most types of construction works, you must notify your Building Control Authority between 14 and 28 days before construction commences. We can check with your Building Control Authority and obtain a copy of the commencement notice, fire certificate or disability access certificate and any associated documentation submitted for the property you are considering purchasing or selling.

Defects Report

Pre-purchase survey reports provide advice in relation to a property as a whole. However, if you have concerns that are more focused on individual defects within a property, then a Defects Report may be required. This shall address issues such as structural movement, poor construction techniques, dampness /  condensation, timber defects or dry rot or unusual construction.
